Property Cleanouts
Property cleanouts in Bay, Walton, Gulf & Okaloosa County
Whole-property clearance for owners, landlords, realtors and executors. Inside and out, left ready to list, re-let or hand over.
Who This Is For
When a whole property needs clearing
A cleanout is different from a junk pickup. It’s the whole place, often on a deadline, and usually while something else is happening — a sale, a tenancy, a bereavement.
Selling A Property
Realtors and owners clearing a house before photography and listing. Empty rooms photograph better and sell faster.
Rental Turnovers
Tenants leave things behind. We clear a unit and hand it back ready for the next let, working to your changeover date.
Estate & Downsizing
Handled at whatever pace the family needs. We’re not in a rush and we don’t make you feel like you should be.
Foreclosure & Eviction
Properties handed over in whatever state they were left. We’ve seen it, and we clear it without commentary.
Inherited Property
Often a house nobody has lived in for a while. We work room by room so nothing of value gets thrown out by accident.
Yard And Outbuildings
Cleanouts don’t stop at the back door. Sheds, garages, yards and accumulated outdoor debris go too.
What’s Included
What a cleanout covers
Everything, Or Just What You Mark
You decide what stays. Walk us round first, or leave a note on the things to keep — either works.
Room By Room
We work systematically rather than grabbing the easy stuff first. On inherited properties that matters.
Donated Where Possible
Furniture and household goods still worth using are donated rather than landfilled. Most of a cleanout doesn’t need to be waste.
Inside And Out
House, garage, shed, yard. One crew, one price, one visit where possible.
Swept And Presentable
Not just emptied — left in a state you’d be happy showing a buyer or a tenant.
Photos When It’s Done
Useful if you’re out of state, which with inherited and investment property is often the case.
The Process
How a cleanout runs
01
Walk-Through Or Photos
For a whole property we’d usually rather see it, in person or on video. It makes the price accurate.
02
Written Price And Timeline
One figure, and a realistic date. If it’s a multi-day job we say so up front.
03
We Clear It
Room by room. You can be there or not — plenty of clients hand us a key.
04
Handed Back Clean
Swept, presentable, and photographed so you can see the result.

Questions
Property cleanout FAQ
How much does a property cleanout cost?
It depends on the size of the property, how much is in it, and access. A two-bed rental and a four-bed house with a full garage and shed are very different jobs. For whole properties we’d usually rather walk it before quoting, so the figure is accurate.
Do I need to be there?
No. Plenty of clients — especially out-of-state owners and executors — hand us a key and we send photos when it’s done. For estate work we usually suggest someone walks it with us first.
What if there are things we want to keep?
Tell us before we start, or mark them. We work room by room precisely so nothing gets thrown out by accident.
What happens to everything?
Wherever it genuinely belongs. Most goes to the appropriate disposal facility, and anything still useful gets donated rather than landfilled.
How long does it take?
Most properties are a single day. Larger or heavily packed ones can run to two. We’ll tell you which before we start, not halfway through.
Can you work to a closing or changeover date?
Yes, and tell us the date up front. Cleanouts almost always have a deadline attached and we plan around it.
Do you handle estate cleanouts sensitively?
Yes. There’s no rush on our side and we don’t treat a family home like a skip run.
