Junk Removal for Realtors, Landlords & Property Managers
Properties cleared to a deadline so you can list, photograph or re-let. Written quotes, invoicing, and we can work without you being there.
The difference
Trade work is a different job from a household clearout
A homeowner clearing a garage has time. You usually do not. There is a listing date, a photographer booked, a tenant moving in on Friday, or a closing that cannot slip.
That changes what matters. Not the lifting — the scheduling, the access, the reporting back, and being able to give you a number you can put in front of an owner before anyone commits.
Written quotes
Something you can forward to an owner or landlord. Not a number shouted over a phone.
We work unattended
Give us access and a clear brief and you do not need to be on site. Plenty of our trade work happens with nobody there.
Deadline-driven
Tell us the listing date or the tenancy start. If we cannot hit it we will say so up front rather than let you find out on the day.
Photos on completion
We can send photographs of the finished property so you can confirm it is ready without driving out.
What we handle
The jobs that come up most
Between tenants
Everything left behind cleared, inside and out, so the property is ready to re-let.
Pre-listing clearouts
Getting a property empty and photographable, often at short notice.
Estate and probate
Handled at whatever pace the family needs. We are used to working alongside executors and agents.
Eviction and abandonment
Properties left in poor condition, cleared and made presentable again.
Contractor debris
Site leftovers cleared once the trades are finished so the property can be handed over.
Grounds and yard
Overgrowth, storm debris and yard waste so the exterior photographs as well as the interior.
Ongoing work
If you have repeat volume, tell us
If you manage a portfolio or you are listing regularly, quoting each job cold does not serve either of us. We would rather set up a standing arrangement with agreed rates and a known turnaround.
That means you get a predictable number for budgeting and we can plan crew around your schedule rather than fitting you in. Call and tell us roughly how many properties and how often.
We cover Bay, Walton, Gulf and Okaloosa County. If your portfolio spans several of those, one call covers all of it.
Questions
Common questions
Can you work without me being there?
Yes, and most of our trade work runs that way. We need access and a clear brief on what goes and what stays, and we can send photographs when it is done.
Can I get a written quote to send to an owner?
Yes. That is standard for trade work and we would expect you to need one.
How quickly can you turn a property around?
It depends on size and what is in it, but we schedule around listing and tenancy dates as a matter of course. Tell us the deadline when you call and we will be straight about whether it is achievable.
Do you invoice, or is it payment on the day?
For established trade customers we can invoice. For a first job it is usually settled on completion. Call and we can talk about how you prefer to work.
Do you handle the outside as well as the inside?
Yes. Yard debris, overgrowth and storm damage all matter for kerb appeal, and it is far easier to have one company handle both than to coordinate two.
What if the property is in a bad state?
We have cleared properties in most conditions. Tell us honestly what to expect and the quote will be accurate. Nothing about it will surprise us.
“Brandon and team did an awesome job! I used them at 2 properties. One for 2 trees and another for around 27 trees. Great job on both!”
Managing properties across the Panhandle?
Call and tell us your volume. Repeat work gets agreed rates rather than a cold quote each time.
